1. Historic Affordable Housing Bill Passes Congress
The U.S. Congress has approved the bipartisan 21st Century ROAD to Housing Act, marking a significant milestone in efforts to address the country’s housing affordability crisis.
If signed into law by the President—or if it becomes law after the 10-day review period without a presidential veto—the legislation is expected to help expand and preserve the supply of affordable housing across the United States.
The bill is designed to support the development of more affordable homes while protecting existing housing stock, aiming to improve access to housing for families facing rising living costs.
2. Looking Beyond Rent: Understanding the True Cost of Housing
SGA highlights that housing affordability should not be measured solely by monthly rent or mortgage payments.
According to its latest analysis, households often spend a substantial portion of their income on additional housing-related expenses, including:
- Utilities.
- Transportation.
- Insurance.
- Property taxes.
- Home maintenance.
- Other recurring housing costs.
Combined, these expenses can account for 60 percent or more of a household’s income.
SGA argues that discussions about housing affordability should consider the total cost of living in a home, rather than focusing exclusively on rent or mortgage payments.
3. National Collaboration to Develop Better Zoning Solutions
Last month, SGA’s Center for Zoning Solutions convened representatives from 30 organizations across the United States for a collaborative working session focused on identifying zoning reforms that can increase the supply of affordable housing.
Participants explored policy approaches that would enable communities to build more affordable homes in appropriate locations, while balancing local planning priorities and community needs.
The meeting also laid the groundwork for a new framework on zoning reform that SGA plans to present in greater detail over the coming weeks.
Through these initiatives, SGA aims to promote practical land-use policies that support housing affordability, encourage sustainable community development, and expand access to housing for more Americans.
